Scope: These Terms govern all bookings, quotes, services, and work performed by GleamGo for residential and commercial cleaning and plumbing services in Alberta.

These Terms and Conditions ("Terms") govern all quotes, bookings, project management, and property maintenance services provided by GleamGo Property Services ("GleamGo", "we", "us", or "our") to the client ("Customer", "you", or "your").
1. Definitions
* Services: The general property maintenance, facility upkeep, and project coordination work described in an approved Quote or Work Order.
* Specialized Trades: Regulated or highly technical work (including but not limited to plumbing, electrical, and HVAC) that requires specific provincial or municipal licensing.
* Subcontractor: An independent, licensed, and insured third-party professional hired by or coordinated through GleamGo to perform Specialized Trades or specific project tasks.
* Quote / Work Order: The written or electronic agreement detailing the scope of work, project costs, and management fees.
2. Scope of Services and Project Management
GleamGo provides comprehensive property maintenance and coordination services. Our role is to ensure your property is maintained to the highest standard through direct service provision and the management of specialized projects.
* General Maintenance: GleamGo directly performs general property upkeep, maintenance tasks, and cosmetic improvements as outlined in your accepted Quote.
* Service Coordination: For projects requiring Specialized Trades, GleamGo acts as a project coordinator. We source, vet, and schedule independent, licensed professionals to complete the technical work safely and to code.
3. Subcontracting and Specialized Trades
To provide a complete property solution, GleamGo utilizes a network of independent professionals.
* Independent Contractors: All Specialized Trades are performed by independent Subcontractors who hold the necessary licenses and certifications required by the Province of Alberta.
* Subcontractor Liability & Warranties: Any warranty on workmanship or materials for Specialized Trades is provided directly by the independent Subcontractor, not by GleamGo. While GleamGo strictly vets all Subcontractors and requires them to carry their own commercial general liability insurance, GleamGo assumes no direct liability for the negligence, errors, or omissions of independent Subcontractors.
4. Quotes, Deposits, and Payment
* Quotes: Estimates are valid for 30 days. Because property conditions can reveal hidden issues (especially behind walls or underground), final invoicing may vary if the scope of work changes. Any changes will be communicated via a Change Order.
* Deposits: A non-refundable deposit of [Insert %] is required to schedule Services and secure Subcontractors.
* Payment: Balances are due upon project completion or as outlined in a milestone payment schedule on your Quote. Overdue accounts accrue interest at 2% per month (24% per annum).
5. Access, Safety, and Site Conditions
* Site Access: The Customer must provide safe, timely access to the property and necessary utilities (water, electricity) for GleamGo and its Subcontractors to perform the Services.
* Hidden Hazards: The Customer must disclose any known hazards (e.g., asbestos, mold, structural weaknesses). If hazardous materials or unsafe conditions are discovered, work will immediately cease until the hazard is remediated by a qualified specialist. Additional costs or delays resulting from hidden hazards are the responsibility of the Customer.
6. Warranties on Direct Services
For general maintenance Services directly performed by GleamGo personnel, we warrant our workmanship for 14 days following completion. If a defect in our direct workmanship is reported within this timeframe, we will re-perform the affected task at no additional charge. This warranty does not cover preexisting conditions, normal wear and tear, or damage caused by the Customer or third parties.
7. Limitation of Liability and Indemnity
* Liability Cap: To the maximum extent permitted by law, GleamGo’s total aggregate liability for any claim arising out of or relating to these Terms or the Services is strictly limited to the total amount paid by the Customer to GleamGo for the specific project or Work Order giving rise to the claim.
* Exclusions: GleamGo shall not be liable for any indirect, incidental, consequential, or punitive damages, including loss of use, loss of revenue, or property damage caused by pre-existing structural issues or the actions of independent Subcontractors.
* Indemnity: The Customer agrees to indemnify and hold GleamGo harmless from any claims, damages, or expenses arising from the Customer's failure to disclose site hazards or breach of these Terms.
8. Insurance Requirements
GleamGo maintains commercial general liability insurance for our direct operations. We require all independent Subcontractors to maintain their own commercial liability insurance and specialized trade coverages. The Customer is expected to maintain standard homeowner’s or commercial property insurance for the Site.
9. Governing Law and Dispute Resolution
These Terms and all agreements between GleamGo and the Customer shall be governed by and construed in accordance with the laws of the Province of Alberta and the federal laws of Canada applicable therein. Any disputes shall be subject to the exclusive jurisdiction of the courts located in Edmonton, Alberta.
10. General Provisions
* Amendments: GleamGo reserves the right to update these Terms at any time. The Terms in effect at the time a Quote is accepted will govern that project.
* Severability: If any provision of these Terms is deemed unenforceable by a court of competent jurisdiction, the remaining provisions shall remain in full force and effect.
* Entire Agreement: These Terms, combined with the Quote/Work Order, constitute the entire agreement between the Customer and GleamGo, superseding all prior discussions or agreements.
